What we did here
A late-1990s colonial with good bones, a formal plan nobody used, and a kitchen at the back of the house separated from everything by two walls that turned out to be carrying most of the second floor. The whole project is an argument about circulation.
Taking a house through at once is the most disruptive and the most efficient way to do it: one design phase, one permit, one mobilization, one set of trades sequenced together, one mess. This family moved out for five months, which we recommended at Discovery rather than proposing halfway through.
The load path is the part that does not photograph. Two beams, four posts, and a new point load carried down through the basement to a footing that had to be poured before anything upstairs could come out.
