In-Law and Guest Suites in Alpharetta, GA

An in-law or guest suite is a small house inside a house: sleeping, bathing, usually a kitchenette, and — the part people forget — its own entry, its own privacy, and its own sound separation. We design these for the version of the arrangement that lasts, not the one that works for the first six months.

What a project like this includes

  • A plan with a real entry sequence rather than a bedroom door off the family hallway
  • Sound separation designed as an assembly: framing, insulation, and the door
  • A bathroom sized and equipped for daily use, not for a weekend guest
  • Kitchenette with the plumbing and electrical capacity the appliances actually need
  • Independent heating and cooling control for the suite
  • Aging-in-place detailing where the arrangement is long-term: door widths, blocking, and lighting
  • Permit package, including any occupancy or use question resolved with your jurisdiction first
  • Final clean and the five-year workmanship warranty

What it usually does not

  • A separate legal dwelling unit, which is a zoning question before it is a construction one and differs by jurisdiction
  • Rental compliance, licensing, or short-term-let permitting
  • Furniture and appliances above the allowance in your proposal

Anything on this list can be brought into scope. It is here because it is not automatically in it, and knowing that now is worth more than finding out in month three.

What this usually involves

We publish four investment ranges and our minimum of $60,000, along with what each range typically includes and who we are honestly not the right firm for. Your own number comes from the Fixed-Price Proposal in phase four, once the drawings exist.

Questions about in-law & guest suites

  • How long does an in-law suite take?

    Inside the existing footprint, design is six to ten weeks and construction about three to five months. As an addition, add the addition timeline — ten to fourteen weeks of design and four to eight months of construction.

  • What investment range does a guest suite usually land in?

    Inside the existing walls it is usually our second band; as new square footage it moves to the third. The four ranges and what each includes are on The Right Fit.

  • Can it have its own kitchen?

    A kitchenette, usually yes. A full second kitchen with its own entry starts to look like a second dwelling unit to a zoning department, and whether that is permitted depends on your jurisdiction and sometimes on your subdivision's covenants. We resolve that before design rather than at inspection.

  • What does the five-year workmanship warranty cover?

    Our workmanship for five years from substantial completion. The appliances and fixtures carry their own manufacturer warranties. Full terms are part of your contract.
