- Unknown foundation or soil conditions, which are handled as priced change orders

What this usually involves
We publish four investment ranges and our minimum of $60,000, along with what each range typically includes and who we are honestly not the right firm for. Your own number comes from the Fixed-Price Proposal in phase four, once the drawings exist.

Questions about home additions
How long does an addition take?
Design is typically ten to fourteen weeks including engineering. Construction usually runs four to eight months depending on size, foundation type, and how much of the existing house has to be opened up. Permit review time varies by jurisdiction and is called out separately in your schedule.
What investment range does an addition usually land in?
Additions are the shape of our third band, and a large one reaches the fourth. All four ranges and what they typically include are published on The Right Fit.
Do we need a permit, and who issues it?
Yes, and it depends entirely on your address. Georgia deletes the administrative chapter of the residential code without substitution, so there is no state permit requirement for anything — permitting is a local question. A Milton address permits through the City of Milton; an East Cobb address permits through Cobb County, because East Cobb has no city government. We file it either way.
What does the five-year workmanship warranty cover on an addition?
Our workmanship for five years from substantial completion — framing, envelope, roofing installation, drywall, trim, and the installation of everything we put in. Windows, roofing products and mechanical equipment carry their own manufacturer warranties.
Will the addition look like an addition?
That is decided at the roofline and at the window proportion, and it is decided during design rather than in the field. We draw the elevation of the whole house, not just the new part, precisely so you can see the answer before you sign.
