A basement with a guest suite in it

What we did here

Water first. There was a damp corner at the base of the north wall, and it took a grading correction and two downspout extensions rather than anything structural — but we found that out before framing rather than after, which is the whole point of the sequence.

The ceiling is the other half of a basement project. Three duct runs and a main waste line were relocated so the finished ceiling is flat across the whole living area, with one soffit left in place where moving the line would have meant opening the floor above.

The suite has its own entry from the side yard, its own zone of heating and cooling, and a bathroom sized for somebody living there rather than for a weekend. That is the version of the arrangement that lasts.
