There is no city, so the county issues every permit
This place has never been incorporated. A cityhood referendum was held on 24 May 2022 and failed decisively — 73.41% against, 26.59% for, on unofficial totals of 16,289 to 5,900 — the same night that Lost Mountain and Vinings also failed. So there is no city hall, no city building department, and no city code. Every building permit for an address here is issued by the Cobb County Community Development Agency's Development and Inspections Division, and the county's code and inspection sequence govern. That is a genuine, checkable difference from a house two miles away inside the city limits next door, and it is the first thing we establish about an address here. Cobb's own exemption list is worth knowing while we are on the subject: it exempts residential standard-tab shingle replacement and exterior wall covering such as siding, fascia and cornice work, and it does not exempt much else.
Your mail says Marietta. Your permit does not.
The three residential ZIP codes here — 30062, 30066 and 30068 — all return Marietta as their sole postal city name. That means every homeowner here has a Marietta mailing address and roughly none of them lives inside that city. Cobb County publishes a jurisdiction-lookup map precisely because of this, and it is the single most useful link we send people. The consequence for a renovation is practical rather than academic: an online search for permit requirements keyed to your mailing address will hand you a city code that does not apply to you, and in the older part of that city the code carries two separate historic-review regimes with no bearing on an unincorporated address at all. We check the jurisdiction before we check anything else.
No Census geography exists here, so we will not quote you a statistic
This is a place with a name everybody uses and no boundary anybody has drawn. There is no census place and no census designated place for it — the complete Georgia place file lists eleven Cobb County places and this is not among them, and the 2025 gazetteer returns nothing for it while returning Vinings and Fair Oaks as controls. So no American Community Survey figure for it is real, and any percentage you have seen attached to the name is a different geography wearing it. The nearest defensible number is the Northeast Cobb census county division at 168,249 people in 2020, which is a statistical division rather than a place and is larger than any boundary the cityhood campaign ever proposed. What we can say honestly is county-level: Cobb County's housing is 27.0% pre-1980 with the 1980s as its largest decade, and the older neighborhoods around Indian Hills, which Tom Cousins began selling in 1969, sit at the front of that curve rather than the middle of it.
We write one of these only where the town and the work genuinely change each other — a permitting rule, a housing type, a site condition. Where there is nothing specific to say, we have not said it.
Why does the drive take longer than the mileage suggests?
Because the Chattahoochee has no direct crossing between Roswell Road and I-285. Twelve and a half miles takes about twenty-four minutes with no traffic, and that geographic fact is a large part of why east Cobb and north Fulton behave like separate markets despite sitting next to each other.
