Basement Finishing in Roswell, GA

Finishing a basement into habitable space requires an egress opening — a window or a door, sized to code, with a well and drainage where the sill is below grade. Everything else in the project is interior and invisible; that one element is a permanent, visible change to an exterior elevation and to the grade beside it. Inside Roswell's local historic overlay that puts the project squarely inside the Certificate of Appropriateness process at UDC § 13.7, and an egress window is not on the short administrative list at § 13.7.4 that the Zoning Director can approve on his own. So it is a Major certificate, before the Historic Preservation Commission, on the forty-five-day clock at § 13.7.10.B — plus the staff orientation an applicant must complete before an application is even accepted. It is entirely achievable and it is six to ten weeks of calendar that has to sit at the front of the schedule rather than in the middle of it. Outside the overlay, which is most of Roswell's 1980s housing, the same window is an ordinary permit item.

The same caveat everywhere: water first, and we mean first

Every basement project we take, in every town, starts with grading, downspouts and the wall itself before anything is framed. Most of what looks like a foundation problem is a drainage problem and is inexpensive; some of it is not. Either way you will know which one you have before you sign a construction agreement, and if there is an unresolved water problem we will not frame over it. A beautiful finished basement above one is a very expensive way to store a dehumidifier.
