Kitchen Remodeling in Marietta, GA

We come to Marietta for the older houses, which is where a kitchen becomes interesting. It is also the one town where the answer to "do we need approval?" depends on a map rather than on a neighborhood name.

A third of Marietta's housing predates 1980, the highest share of any Cobb city, and the kitchens in that stock are the reason we make the thirty-five-minute drive. What catches homeowners out is the review question. Marietta's five best-known historic districts are National Register designations, and a National Register listing carries no local approval requirement at all — the only district named in the city's own code is the Marietta Historic District, whose boundaries live on an official map filed with the city clerk rather than in the code text. So a Whitlock Avenue address is not automatically under review and a nearby address that never appears in a real-estate listing might be. For a kitchen the question usually resolves quickly, because the code's material-change test turns on what is visible from a street or sidewalk and a kitchen is generally not. It becomes live the moment the project adds a window, a vent hood termination, or a door on a visible elevation.

The same caveat everywhere: cabinetry sets the end date

Whatever town the house is in, custom and semi-custom cabinetry runs eight to fourteen weeks from approved drawings, and it is almost always the longest lead time in a kitchen. That is why we order it during the design phase rather than after demolition, and it is why a kitchen that starts with a signed design agreement in January is not a kitchen that finishes in March. Any firm telling you otherwise is either not designing or not busy.
